Drain Clearing & Sewer Repair in Simi Valley & Ventura County

Dutton Plumbing, Cooling, Heating & Electrical has been clearing drains and repairing sewer lines around Simi Valley since 1987. That covers slow sinks, clogged toilets, backed-up showers, hydro jetting, camera inspections, root removal, broken traps, sewer repair, and trenchless work that leaves your yard where it is.

Most calls start with one slow fixture. Sometimes that’s all it is. Other times, the drain is fine, and the trouble sits out past the foundation, which is a different repair and a different conversation. We look before we guess, and you see what we find.

Is It a Drain Problem or a Sewer Problem?

The answer changes the size of the repair, and you can usually narrow it down before anyone shows up.

Sounds like a drain:

Sounds like the sewer line:

Sewer Lines in This Part of the Valley

Why Sewer Trouble Shows Up So Often Around Here

Three things explain most of the sewer work we do.

Roots go looking for water.

Mature trees are part of what makes these neighborhoods nice, and they are also the leading cause of sewer failure in Simi Valley and Sylmar. During a dry stretch, roots hunt for moisture and find it at the hairline gap in an aging pipe joint. Once they are inside, they keep growing.

Older homes were built with clay and cast iron.

Sewer laterals installed before the seventies were rarely plastic. Clay joints separate as the ground shifts, and cast iron corrodes and scales from the inside until the opening is half what it used to be.

The ground settles unevenly.

Dry seasons and shifting soil pull sections of pipe out of true, creating low spots where waste collects instead of flowing through. Those spots clog again and again until the pipe gets corrected.

How We Approach a Blockage

Why Simi Valley Homeowners Call Dutton for Drains & Sewers

You See What the Camera Sees

A sewer diagnosis you cannot verify is just somebody's word. We run a camera down the line and show you the footage, so any recommendation arrives with evidence attached to it.

Clearing Comes First

A lot of blockages are a clearing job and nothing more, so that is where we start. If the camera turns up something larger, you will look at it with us before anyone brings up a number.

Trenchless Work That Leaves the Yard Alone

Pipe bursting and relining replace a failing sewer line through small access points instead of a trench down the middle of the lawn. Landscaping, driveways, and hardscaping stay where they are.

Common Drain & Sewer Questions From Simi Valley Homeowners

What is the difference between drain clearing and drain cleaning?

Clearing removes the blockage stopping your water right now, which is what most calls turn out to be. Cleaning scours buildup off the inside walls of the pipe, usually with hydro jetting, and it suits a line that keeps clogging rather than one that is clogged today.

Not really. Store-bought chemicals generate heat and sit against the pipe wall while they work, which is hard on older metal lines and on the seals in a trap. They also tend to bore a narrow channel through a clog instead of removing it, so the problem returns in a few weeks. Bio-Clean is an enzyme treatment we use instead, and it keeps working without attacking the pipe.

A repeat clog in the same line usually means the blockage was punched through rather than removed, or that the pipe wall has enough buildup that the opening was already narrow. Kitchen lines collect grease this way over the years. Hydro jetting scours the pipe back to its full diameter, which is generally what breaks the cycle.

Yes, and around here they do it regularly. Roots do not need a big opening. They find a hairline separation at a pipe joint, work through it looking for moisture, and expand as they grow until the line is restricted or cracked. A camera inspection shows how far along it has gotten.

Usually not. Pipe bursting and pipe relining replace the line through small access points at either end, so the lawn, driveway, and landscaping stay where they are. Some situations still call for traditional excavation, and we will tell you honestly which one you are looking at.

Every couple of years is reasonable for most homes, and annually for houses over thirty years old or sitting on a lot with mature trees. A camera inspection catches root intrusion and settling while it is still a clearing job, rather than a replacement.
